How long does it take buy a home?

1 Do I need a 20% down payment to buy a home?

While it's best to put down 20% if you can when purchasing a home, it's not a requirement. There are many options available for borrowers when it comes to putting down less. 

  • Qualified first time home-buyers have the benefit of paying as little as 3% down with an FHA loan. 
  • VA mortgage loans are offered with 0 down. 
  • Conventional loans don't need 20% down in order to secure a mortgage, you can put down less. 

It's important to understand that when you're paying less than 20% down, a majority of the time this will also come with a requirement to pay PMI, or private mortgage insurance. 

Buyers who are making their second, third, or additional home purchases more commonly have the 20% required due to equity from their previous home. 2 Do I need to use a realtor/agent to buy a home?

While it's possible to purchase a home without a realtor, there are situations where doing so may not be the best idea. 

First, it's important to understand that for most real estate transactions, buyers don't pay any fees to work with a realtor. Traditionally, this is the responsibility of the seller. Considering the time spent to purchase a home without a realtor, and the fees that could be associated with things like consulting a real estate lawyer, it's easy for choosing to buy without a realtor to be *more* expensive. 

There are situations where making the purchase doesn't require a realtor, or when it's less common for realtors to be involved: 

  • When you know the seller and it's basically a done deal anyway
  • When you're purchasing a new construction home directly from the builder or the builders agent. 
  • If you're real estate agent yourself
  • You have a lot of experience buying and selling homes 
  • You know the seller, and neither of you want to pay an agent commission

Using a realtor or real estate agent to purchase a home is a wise decision for most home purchase situations. Realtors and real estate agents are more familiar with the processes, are commonly much more familiar with real estate negations, and know what to look for. 

A realtor/agent will be your advocate, and generally negotiating with a third party is beneficial overall. You don't have to worry about offending sellers or making them angry. And perhaps one of the most important factors is realtors/agents are familiar with the documentation and paperwork involved in a real estate transaction. They're able to identify sub-optimal terms or details that are easy to miss when you're not familiar with the material. 

3 How do I get started with buying a home?
